Reservation Confirmation - will accept any inquiry for booking and correspond with client in professional timely manner. We will advise you if your villa is available. Bookings are on a 'first-come, first-served' basis. A booking will be held confirmed once the initial deposit has been paid.

Initial Deposit - An initial deposit of 50% of the Villa rental must be paid on confirmation and the funds shall be received by The payment settlement can be done by cash basis, credit card, paypal or bank transfer. If funds are not received within five (5) banking days the reservation shall be automatically deemed as being cancelled.

Payment of the Outstanding Balance – It must be paid on the day of arrival. If does not receive the balance by the due date, reserves the right to apply the confirmed booking for number of stays calculated based on the deposit paid. The payment settlement can be done by cash basis and credit card only.

Booking Changes and Alterations - All requests for changes to bookings must be made in writing. While will endeavour to accommodate booking changes this will only occur subject to availability for the same property or should be allocated to other properties due to unavailability.

Cancellation and Amendments to Reservation - If it becomes necessary to cancel all or any part of the booking, will send written notification. The cancellation will take effect from the day the written confirmation is received. Full deposit is returned or either will endeavor to locate an alternative property which has equal value for services and facilities. Any cancellation made by the guess should be notified in writing and if it is less than two (2) weeks will result non refundable deposit. No cancellation fee will be applied for more than two (2) weeks written notification.

Arrival & Departure Times - Check-in time is after 14.00, and check-out time is prior to 12.00, unless otherwise agreed. Account will be taken where possible of flight arrival/departure times etc.

Valuables, damages, Breakages or Losses - Any valuables left at the property is left at ones own risk. Neither nor the owners nor the staff are responsible for their loss or damage. Guests are responsible for looking after the property, leaving it in good order and in a clean condition. Guests also undertake to pay for damages, breakages or losses they may be responsible for during the period of their stay.

Due care & Supervision - Guests are required to take due care when residing at the property and especially children playing in the gardens; near the entrance from the main road; near or in the pool or outside the property. Injury, damage or injury arising shall not be the responsibility of neither or the property in any way whatsoever.

Insurance strongly recommends that you take out comprehensive travel insurance at the time of booking, to protect you and all those accompanying you for the full time of your visit against illness, including evacuation, injury, death, loss of baggage and personal items, theft and other travel contingencies. Complaints – does not accept responsibility for the breakdown of the supply of water, or electricity, or of swimming pool filtration systems, though we will use our best endeavors to arrange for any such problems to be solved quickly. If there are any problems during the rental period, which could not be solved by dealing directly with the Villa staff please contact the villa manager/ immediately (within 24 hours of the occurrence-giving rise to the complaint) to use our best endeavors to rectify the situation. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote property location and we will do as much as can be reasonably expected to avoid and rectify any problems that may occur, but cannot be held responsible for any problems.
